Santa Ana Housing Market
Figures from CRMLS, each carrying the filter that produced it, the period it covers and the date it was pulled. Readings are set apart from measurements. Where something has not been measured, this page shows an em dash rather than a guess.
What every figure here describes
CRMLS residential records in Santa Ana with no price filter applied. Closed figures cover 836 sales over the twelve months to 2026-08-31. Current figures are a snapshot of 310 records as at 2026-08-31.
An earlier pull was constrained to a price band and could not describe the city at all. Those figures are kept below, in their own scope, and are not this page’s headline.

Does not mean
“Half of homes sold above asking and half below.”
An unknown share closed exactly at list and this dataset holds no distribution, so a median of 100% cannot support that sentence. Nor does it support any characterisation of how the market behaved — a second reading was drafted here and struck for the same reason.
| Property type | n | Share | Median close |
|---|---|---|---|
| Single-family residence | 505 | 60.4% | — |
| Condominium | 271 | 32.4% | — |
| Townhouse | 47 | 5.6% | — |
| Duplex / triplex / quad | 7 | 0.8% | — |
| Manufactured on land | 1 | 0.1% | — |
| Commercial / residential, cabin | 5 | 0.6% | — |
| All types | 836 | 100% | $847,000 |
Counts are exact and reconcile with the Matrix statistics sheet at 836. Median close price by property type is an em dash because neither source publishes it — the record-level report’s price column sums to 0.002% off the statistics sheet and the residual is unexplained, which is the wrong basis for a published median. An em dash is an unknown, not a zero.

How to read this table
Status split across all 310 current records: 214 active · 55 active under contract · 41 pending.
Median list and median days on market are computed over ACTIVE records only, because a pending record’s list price is no longer what the market is being asked.
Days on market here is the DaysOnMarket column. The same records carry a cumulative figure of 53 days, and the two are different measures.
Not measured
What this page does not know
An em dash is an unknown, never a zero. One pull exists, so there is no trend on this page.
Median close price by property type
Neither source publishes it. The record-level report reconciles exactly on row count but its price column sums to 0.002% off the statistics sheet, and the residual is unexplained — the wrong basis for a published median.
Months of inventory
Not published by either export, and not computed here: it is a derived ratio, and this page shows measurements and readings, not arithmetic dressed as either.
New-construction supply
Not separable from the export.
HOA fee distribution
Price is known; the monthly carrying cost on an attached home is not published here.
Neighbourhood or ZIP breakdown
City level only. No neighbourhood surface exists on this site and none is implied by this data.
Year-over-year change
One pull exists. There is no trend on this page and no direction-of-travel language in it.
A narrower cohort, kept for continuity
Homes priced $550,000–$800,000
CRMLS residential records in Santa Ana with a current price of $550,000–$800,000. Not all of Santa Ana, and no figure in this section says what share of the city the band represents.
“Current Price Range” is the filter Matrix applied — not original list price. This is the current-price cohort, never “homes originally listed between $550k and $800k”.
| Property type | Closed, 12 mo | Median close | Median DOM |

| Condominium | 60 | $649,450 | 21 |

| Single Family Residence | 63 | $750,000 | 17 |

Method and limits
- Aggregate medians are Matrix's, transcribed rather than recomputed. Recomputing them from a PDF parse would produce figures that disagree with the source for reasons nobody could later reconstruct.
- Closed sales carry a property-type COUNT but no per-type median. The record-level report reconciles exactly on row count and to within 0.002% on price total, and that residual is unexplained - on two rows the printed price divided by the printed square footage disagrees with the printed price per square foot. An unexplained discrepancy is the wrong basis for a published median, so those cells are null and render as an em dash.
- DAM is the Matrix days-on-market column. The record-level report shows DAM and CDAM separately and they differ on real rows, so DAM is reported and given no further meaning.
- Lot size carries an obvious outlier: a maximum of 283,140,000 square feet drags the mean to 680,035 against a median of 7,278. The median is the only lot figure worth reading.
- One pull. There is no trend, no year-over-year and no direction-of-travel claim available from this data.
- Current-status counts are a snapshot as at the retrieval date. Status changes daily.
- City level only. No neighbourhood or ZIP breakdown is published here.
- Sale-to-list is a median. It supports no statement about how many homes sold above or below asking, and no characterisation of market behaviour.

A median describes a market, not your search. Tell us what you’re looking for and we can talk through what your range actually reaches, and what it asks you to trade. Adeline will follow up by text within 24 hours.
No listings, no inventory feed and no property search on this site — a deliberate, recorded departure from what every comparable domain does.
