Method and limits

  1. Aggregate medians are Matrix's, transcribed rather than recomputed. Recomputing them from a PDF parse would produce figures that disagree with the source for reasons nobody could later reconstruct.
  2. Closed sales carry a property-type COUNT but no per-type median. The record-level report reconciles exactly on row count and to within 0.002% on price total, and that residual is unexplained - on two rows the printed price divided by the printed square footage disagrees with the printed price per square foot. An unexplained discrepancy is the wrong basis for a published median, so those cells are null and render as an em dash.
  3. DAM is the Matrix days-on-market column. The record-level report shows DAM and CDAM separately and they differ on real rows, so DAM is reported and given no further meaning.
  4. Lot size carries an obvious outlier: a maximum of 283,140,000 square feet drags the mean to 680,035 against a median of 7,278. The median is the only lot figure worth reading.
  5. One pull. There is no trend, no year-over-year and no direction-of-travel claim available from this data.
